Victoria Road Building Latest In Scarborough To Become Housing?

A commercial building near Scarborough town centre could be converted into two-bed residential accommodation.

​Cold Temp Refrigeration has applied for permission to turn its deteriorating disused commercial building into two residential properties.

​If plans are approved, a pair of two-bed flats would be created at 120 Victoria Road, which was previously used as a storage depot and workshop by the company, which no longer operates from the site.

​The proposal “seeks to respond to local housing needs by introducing two modest-scale residential dwellings within an existing urban area”.

​According to submitted plans, the existing courtyard features a “two-storey office and storage building that was previously used as a coaching house in the 1800s”.

​“The building is constructed of brick rendered white and features windows to the upper floors and the entirety of the rear courtyard is covered by a timber roof featuring skylights.”

​The plans add:

“To the rear of the application site is an alleyway that is not currently accessible from the site. The alleyway extends from the rear of a car park accessible from Westborough, northeast towards Hanover Road, where there is a gated access.”

​Both dwellings have been designed with level thresholds and step-free access to principal entrances, providing “inclusive accommodation for a range of occupants, including those with limited mobility”, while internal spaces would be arranged to allow flexible use and adaptation if required.

​The proposal concludes:

“It makes a valuable contribution to Scarborough’s housing supply by introducing two modest, well-designed two-bedroom dwellings in a sustainable urban location, without harming local character or amenity.”

​North Yorkshire Council has not set a date for deciding on the proposals.
