A new study by Scarborough Borough Council is seeking to understand how much of the borough's housing stock is being used as holiday lets or second homes.
The research has found that while in some parts of the borough less than one percent of houses are used for holiday lets of second homes, in other areas it's as high as 20 percent, and in Lythe the figure is nearly 40 percent.
Whitby appears to have seen the most substantial increase over the last 20 years with most of the new holiday lets in the Harbourside, Church street and West Cliff areas.
Steve Wilson is the council's Planning Policy Manager.
265 new homes have been created in the centre of Whitby over the last decade with 63 of those becoming holiday lets or second homes.
But in out of Town developments the report suggests far fewer new homes are being used in this way as Steve explains.

The report includes a number of "Geographical Distribution Charts" Showing roughly where in thhe town Holiday Lets and Second Homes are located.
The report says the charts:
"show very clearly the concentration of both second homes and holiday accommodation to be around areas including Church Street, the Harbourside and West Cliff. Such units are not excluded from new build developments as can be seen with Whitehall Shipyards scheme, of where the majority of units have been bought up as second homes or holiday lets. However, it is clear in hindsight that this development would be attractive to the second homes market with its central location and harbour views, which is not representative of the more typical new suburban estate type of development. "
