Developer Banks Property has submitted a formal planning application to North Yorkshire Council for a proposed housing project on the Yorkshire Coast, aiming to deliver 125 homes with a focus on sustainability and affordable housing.
A new housing development is being proposed for the village of Hunmanby, near Filey, as developer Banks Property officially submits its plans to North Yorkshire Council. The project, titled 'Milk Field', seeks to transform a five-hectare site situated to the west of Muston Road into a residential hub comprising up to 125 homes.
The proposal includes a commitment to dedicate 15 per cent of the total housing to affordable homes. Furthermore, the developer has outlined plans to achieve a biodiversity net gain of at least ten per cent, incorporating new areas of public open space and green corridors into the site’s layout. According to Banks Property, the range of property types is designed to address varying local housing needs.
The submission follows a public consultation event held in the village last December, where members of the project team engaged with local residents to gather feedback. The developer reports that the insights gained during this period have been incorporated into the final application now under review by local planning officers.
Jamilah Hassan, community relations manager at the Banks Group, commented on the progress of the scheme:

Milk Field will be a high-quality development in which we’re looking to create a range of sustainable, contemporary homes in a location that is well connected to local facilities and that will give more people the opportunity to stay in or move to the area. We’ll continue to keep the local community up to date with the project’s progress and hope the members of North Yorkshire Council’s planning committee will be minded to support it when it comes before them later in the year.
The planning application is expected to reach the North Yorkshire Council’s planning committee by the summer. If the project receives the necessary approval, the company estimates that construction work could commence on the site by the spring of 2028.
